Roof leaking right now? Call (201) 989-0999. We answer 24/7 and tarp the same day across Bergen County.
Top Roof LLC replaces roofs on homes across Bergen County from our office at 4 W Palisade Ave in Englewood. Every replacement is a full tear-off followed by a complete GAF shingle system, installed by a GAF Certified Contractor and covered by a 20-year workmanship warranty in writing. This page follows the decision the way homeowners make it: whether the roof needs replacing at all, what goes on it, what happens on the day, what can change the scope, and how to read three estimates side by side. On-site estimates are free, written and itemized. Book one online or call (201) 989-0999.

REPAIR OR REPLACE
Most calls about a leak do not end in a new roof. A split pipe boot, failed chimney flashing or a few wind-lifted shingles on a roof that is otherwise sound is a repair, and we handle those on our roof repair page. Replacement is the honest answer when the problem is the roof itself rather than one spot on it: shingles curling, cracking or going brittle across whole slopes, granule loss and streaking, the same leak coming back after it has been patched, a second layer of shingles already on the house, or soft spots underfoot that point to decking that has been wet for years.
Our recent jobs show what that looks like in Bergen County. The Teaneck roof had shingles curling and cracking across whole slopes, and once it was opened up, sections of plywood were soft and rotted and had to come off down to the rafters. The Englewood Cliffs home had worn shingles on the main slopes, tired flashing around the dormers and a homeowner who was done chasing small leaks. The Tenafly hip roof had faded unevenly, with dark streaking and granule loss on the sun-facing sides, and the owners wanted the roof to look as sharp as the rest of the property.
The only way to know is from the roof and, where possible, the attic. We do that at the free estimate, in person, and we photograph what we find. We do both repairs and replacements, so we have no reason to steer you toward one. If your roof could reasonably go either way, you get a written price for both, with the reasons, and you decide.
THE SYSTEM
A roof replacement is a stack of materials, and the layers you never see again after the dumpster leaves are the ones that decide whether the roof is still dry ten years from now. Every shingle roof we replace gets the same scope, and it is written line by line into the estimate.
The Fort Lee job shows the whole stack in photos: bare rafters, a new 5/8 inch plywood deck, GAF FeltBuster going down, then GAF Timberline HDZ in Charcoal across every plane. Tenafly, Englewood Cliffs and two neighboring houses in Dumont got the same Timberline HDZ system, and a brick-front split-level in Dumont went with Owens Corning Duration in Estate Gray. The shingle color picker on this page shows both lines on a real Dumont home we re-roofed; look at a full-size sample in daylight before you decide.
ON THE DAY
It starts with the free estimate. We get on the roof, look in the attic where we can, measure, and photograph the problem areas. What you receive is a written, itemized estimate that names the shingle brand and color, prices decking per sheet and gives you a timeline. On the Englewood Cliffs job our estimator was on site the day after the call and the written proposal went out the same week. Once you sign, we take care of the permit where the town requires one, order the shingles in the color you chose, and set a start date around the weather.
On the morning of the job the dumpster goes in the driveway and the shingle bundles are staged nearby. Tarps go over whatever sits under the roof edge: foundation plantings, the front entry, a deck or patio. The tear-off runs slope by slope down to the deck. As each section is opened, the crew checks the wood, replaces what needs replacing, and gets ice and water shield and underlayment down right behind the tear-off, so the roof is never left open overnight. Then flashing, drip edge, starter strip, shingles, ridge vent and cap shingles.
How long it takes depends on the size and shape of the roof, the weather and what turns up under the old shingles. The Dumont brick split-level was stripped to bare boards by about 10 AM and fully shingled shortly after 6 PM the same day. The three-story Englewood Cliffs home with dormers took two working days including tear-off. The Fort Lee hip roof, with its new deck, four skylights and two attic fans, ran across several working days. We tell you what to expect before we start, and we work year round: the River Edge ranch was replaced in winter, one section at a time, with underlayment going down immediately behind the tear-off.
Cleanup is part of the job. Debris is hauled away, the lawn, driveway and beds get a magnetic sweep for nails, and we walk the finished roof with you and answer your questions before the crew leaves. On many jobs we photograph the roof by drone before, during and after, so you can see the layers that are no longer visible.
WHAT CAN CHANGE
Size, stories, pitch and how cut up the roof is can be read from the ground and set most of the estimate. Two things cannot, and they are what normally moves the number between the estimate and the finished job.
Layers. If a previous owner had new shingles laid over the old ones, both layers come off, which means more tear-off labor and more weight in the dumpster. We check the layer count from the ladder at the estimate so it is priced before the job, not discovered during it.
Decking. Nobody can see the plywood from the driveway, so decking is priced per sheet in the written estimate, we replace the sheets that need it once the roof is open, and you see what came out. The Dumont split-level has a wood plank deck, boards nailed across the rafters, common in older Bergen County homes, and the tear-off put every board in plain view. In Tenafly every sheet of plywood was inspected and only the soft or damaged ones were swapped. In Teaneck every rotted section came out before anything new went on. In Maywood the roof was re-decked with new plywood across the whole surface, and in Fort Lee the old plywood came off with the shingles and the roof went back on a new 5/8 inch deck.
Everything else that goes through the roof. The roof comes off once, so the time to deal with anything else up there is while the deck is exposed. Four new VELUX skylights and two GAF electric attic fans went in with the Fort Lee roof, and both existing skylights in Tenafly were re-flashed with it. Skylight replacement, addition and removal are on our skylight page. New chimney flashing is part of every replacement; if the masonry itself is failing, our chimney repair crew handles the crown, cap and brick as a separate scope.
Gutters are a separate job. We do not touch your existing gutters during a roof replacement; if yours are undersized or pulling away from the fascia, we quote new seamless gutters on their own line and install them after the roof is on. If your siding is due as well, ask us to price it at the same visit.
REAL JOBS
Every job below has its own page with the photos our crew and drone took before, during and after the work. The full set is on our projects page.
Not every replacement is a shingle roof. In Leonia a cracked, failing flat membrane was torn off to the deck and replaced with a new low-slope roofing system sealed at every edge, drain and penetration. In Cresskill an aging flat EPDM rubber roof came off, a new pitched roof was framed and decked over the footprint, and it was finished in architectural shingles so water runs off instead of sitting. If a flat section on your home keeps causing problems, we price a new flat roof and a conversion side by side. Commercial flat roofs are on our commercial roofing page.
WARRANTY AND FINANCING
A new roof carries two separate warranties, and it helps to know which one covers what.
Workmanship. Top Roof gives a 20-year workmanship warranty on every roof replacement, in writing, on your contract. It covers the installation: how the shingles were nailed, how the flashing was cut in at the chimney and sidewalls, how the ice and water shield was run at the eaves and valleys. If something we installed leaks because of how it was installed, we come back and fix it. A workmanship warranty is only as good as the company behind it. We are based in Englewood, registered as New Jersey Home Improvement Contractor #13VH11535000, licensed and insured, and you can read what homeowners say on our testimonials page, where Top Roof holds a 5.0 rating from 115 Google reviews.
Material. The shingles and the other components carry the manufacturer’s material warranty, from GAF for Timberline HDZ and the GAF layers under it, or from Owens Corning for Duration. It covers defects in the product itself, not a nail driven in the wrong place or a chimney that was never re-flashed. Because Top Roof is a GAF Certified Contractor installing the full GAF system from the ice and water shield through the shingles, we go over the GAF warranty options for your roof at the estimate.
Financing is available through Wisetack, subject to credit approval. You do not need to apply for anything to get an estimate. We can walk you through it at the estimate or over the phone.
COMPARING ESTIMATES
Three roofers will hand you three numbers, and the lowest one is rarely the same job for less money. Our estimate lists every item in the scope above as its own line, so put the three sheets side by side and check whether the other two name the same things.
No price is printed on this page, because no two roofs in Bergen County cost the same and nobody can price the deck before seeing it. If you want a number before anyone comes out, our new roof cost page emails you a range for a roof like yours, with the scope it assumes, and goes further into why two estimates for the same house are almost never the same job.
SERVICE AREA
Our office at 4 W Palisade Ave in Englewood puts every town in Bergen County within a short drive; Fort Lee is about ten minutes away. The jobs on this page are in Fort Lee, Englewood Cliffs, Tenafly, Dumont, Teaneck, Bergenfield, Closter, Maywood, River Edge, Cresskill and Leonia, and they cover the county’s mix of houses: split-levels in Bergenfield and Dumont, ranches in Closter and River Edge, three-story homes in Fort Lee and Englewood Cliffs, and a large hip roof with a tower in Tenafly.
For local detail, see our pages for Englewood, Englewood Cliffs, Tenafly, Fort Lee, Hackensack, Oradell, Teaneck, Bergenfield, Cresskill, River Edge, Maywood, Closter and Leonia. Dumont and the rest of the county are covered on our Bergen County roofing page.
Wherever you are in the county, the next step is the same: pick a time for a free on-site estimate or call (201) 989-0999. If a neighbor needs a roof as well, tell us when you call and we can look at both, the way we did on the two houses in Dumont.
Pick a brand, then a color. The house is a home we re-roofed in Dumont, NJ. One view is the real finished roof. The others are simulated previews of the same house.
Simulated colorGAF Timberline HDZ in Charcoal. Simulated preview. The real roof on this home is Owens Corning Duration in Estate Gray.
Screen colors are only a guide. Real shingles vary with light and from batch to batch, and not every color is stocked in every area. Look at a real shingle sample in daylight before you choose.
Tell us the color you like when you book.

QUESTIONS WE GET
Age and a description of the leak give a guess; the real answer comes from getting on the roof. A problem in one or two places on a sound roof is usually a repair. Shingles curling or cracking across whole slopes, repeat leaks, a second layer already on the house or soft decking point to replacement. Our on-site inspection is free and comes with photos, and if it could go either way you get a written price for both so you can compare them.
We tear it off. Every roof replacement we do is a full tear-off down to the deck. Shingling over an existing layer hides the deck, adds weight, keeps new ice and water shield and underlayment from going on, and leaves the old flashing in place. If another estimate says overlay or second layer, it is quoting a different job.
It gets replaced before anything new goes on. Decking is priced per sheet in the written estimate up front. On a sound deck only the bad sheets come out, and if the deck is sound you pay for no sheets at all. In Tenafly only the soft or damaged sheets were swapped. In Teaneck the rotted sections came off down to the rafters. In Fort Lee and Maywood the roofs were re-decked with new plywood. Either way you see what came out.
One working day to several, depending on size, pitch, the number of roof planes, the weather and what is under the old shingles. The Dumont brick split-level was torn off and shingled in one day. The three-story Englewood Cliffs home with dormers took two working days. Fort Lee, with a full new deck, four skylights and two attic fans, ran across several days. We tell you what to expect before we start, and the roof is not left open overnight.
Yes. We replace roofs in Bergen County year round. On a winter job the crew opens one section at a time, gets ice and water shield and underlayment down right behind the tear-off, and does not leave the deck exposed overnight. The River Edge ranch on this page was replaced in winter this way. If your roof is failing in January, ask us how we would sequence it.
Both are architectural shingles. GAF Timberline HDZ is our standard, and because we are a GAF Certified Contractor the ice and water shield and underlayment beneath it are GAF as well. Owens Corning Duration is the choice when you prefer it or want one of its colors, such as the Estate Gray on the Dumont brick split-level. Use the color picker on this page to compare colors, then look at a real sample in daylight. Tell us your choice when you book and the estimate will name it.
The installation. If something we installed leaks because of how it was installed, we come back and fix it, and the warranty is written into your contract. The shingles and other materials carry the manufacturer’s material warranty separately, from GAF or Owens Corning, which covers defects in the product itself. Both are named on the estimate, and we go over the GAF warranty options for your roof at the estimate.
It depends on the town. Where your town requires a permit for a roof replacement, it is part of our scope: we handle it and it appears as a line on your written estimate, so you do not have to sort it out yourself before the crew arrives.
