The project
This flat-roofed building in Leonia had an old membrane that had reached the end of its service life, with the roof surface cracked and worn down to bare, discolored material in places. Rather than patch over a membrane that could fail again within a season, we tore the roof off completely down to the deck.
What we did
- Complete tear-off of the old membrane, clearing the deck of every layer of failed roofing before starting fresh.
- Deck inspection to confirm the surface was sound before installing anything new.
- New underlayment installed across the entire roof, sealed and prepped for the new membrane.
- New low-slope roofing system installed and sealed at every edge, drain and penetration.
- Full cleanup, with all debris from the old roof hauled away.
The result
The finished roof is a clean, uniform surface with no trace of the cracked, failing membrane that was there before. A flat roof lives or dies at its seams, drains and edges, and rebuilding from the deck up means this roof starts with all of them done right, not patched over an old problem.
